The most misleading number in a bathroom renovation is often the total at the bottom of a quote.

One contractor may be pricing a complete renovation with demolition, plumbing, electrical work, waterproofing, tiling, fixtures, compliance and project management. Another may be pricing only part of that scope and leaving the homeowner to arrange everything else.

Both documents may be called a “bathroom renovation quote”, but they are not pricing the same result.

A useful bathroom budget starts with the complete scope. The scenarios below show how retaining the layout, changing services and selecting finishes can affect a planning allowance.

The right budget depends less on the size of the room than on what must happen behind the finished surfaces.

Bathroom Renovation Planning Scenarios

Illustrative scenarios, not market averages, starting prices or quotes. They assume any applicable GST is included. Confirm scope, inclusions, selections and GST treatment in the written quote, and keep a separate contingency.

Cosmetic bathroom update: $8,000–$18,000

A cosmetic update improves selected parts of an otherwise serviceable bathroom. It may include a new vanity, toilet, tapware, mirror, lighting, shower screen and paint.

This is not normally a complete strip-out. Existing plumbing locations, wall and floor construction and waterproofed areas generally remain substantially unchanged.

Controlled full renovation: $25,000–$35,000

This may be achievable for a small or straightforward bathroom when:

  • The existing layout remains

  • Plumbing and drainage require minimal alteration

  • Access is reasonable

  • Standard-sized fixtures and cabinetry are selected

  • The room does not reveal significant damage after demolition

  • The design avoids extensive custom work

This range still requires disciplined planning. Late selections and scope changes can quickly move the project higher.

Complete considered renovation: $35,000–$50,000

This scenario describes a fully stripped and rebuilt bathroom with coordinated trades, compliant wet-area construction, complete tiling, quality fixtures and a resolved finish.

It provides more room for better cabinetry, improved lighting, additional storage, custom shower glass and the repairs commonly uncovered in established homes.

Premium or complex renovation: $50,000–$75,000+

This range can apply when the project includes:

  • Relocating plumbing or drainage

  • Removing or altering walls

  • Custom joinery or extensive stone

  • Premium fixtures and tapware

  • Underfloor heating

  • Large-format, handmade or natural-stone tiles

  • Architectural lighting or skylights

  • Difficult access

  • Major rectification or concealed damage

A bathroom does not need to be large to become complex. An ensuite with several relocated services can cost more than a larger room that retains its original layout.

What Should a Complete Bathroom Quote Include?

A properly scoped bathroom renovation should account for the entire path from the existing room to a finished, usable bathroom.

That commonly includes:

  • Protection of surrounding floors and rooms

  • Plumbing and electrical disconnection

  • Demolition and waste disposal

  • Carpentry and substrate repairs

  • Plumbing and electrical rough-in

  • Wall and floor preparation

  • Waterproofing

  • Screeding and drainage falls

  • Wall and floor tiling

  • Vanity, toilet, bath and fixture installation

  • Shower glass, mirror and accessories

  • Plumbing and electrical fit-off

  • Painting, sealing and final cleaning

  • Trade coordination and project management

  • GST, applicable insurance and compliance documentation

If these items are missing from a quote, they have not become free. They may become separate costs that the homeowner must arrange later.

Why Some Bathroom Quotes Appear Much Cheaper

A cheaper quote is not automatically dishonest or poor quality. It may simply represent a smaller scope.

Common exclusions include:

  • Tiles and fixtures

  • Vanity and benchtop

  • Tapware and accessories

  • Shower screen and mirror

  • Demolition and disposal

  • Plumbing or electrical work

  • Wall and floor repairs

  • Painting

  • Protection of adjoining areas

  • Compliance certificates

  • Project management

  • GST

  • Work arising from concealed conditions

Some quotes rely heavily on provisional sums or product allowances. These are estimates rather than confirmed prices. If the selected items or required work cost more than the allowance, the final project price increases.

The Costs You Cannot See at the Showroom

Homeowners naturally focus on tiles, tapware, vanities and mirrors because those are the visible parts of the renovation.

Much of the budget, however, sits behind the finishes:

  • Correct drainage and floor falls

  • Suitable wall and floor substrates

  • Waterproofing preparation and installation

  • Plumbing alterations and compliant connections

  • Electrical circuits, lighting and ventilation

  • Carpentry and repairs

  • Protection, demolition and waste handling

  • Coordination between trades

  • Testing and compliance documentation

These elements do not create the showroom photograph, but they determine whether the bathroom performs properly after the renovation is finished.

What Can Push the Price Higher?

Moving plumbing and drainage

Moving a vanity may be relatively straightforward. Relocating a toilet, shower waste or bath can require additional demolition, floor work, drainage alterations and waterproofing preparation.

Concealed damage

Leaks, rotten timber, unsuitable substrates, previous patch repairs and non-compliant work may only become visible after demolition.

Extensive or difficult tiling

Tile price is only one part of the cost. Tile format, pattern, wall preparation, cutting, room geometry, niches and edge details all affect labour.

Large tiles do not automatically mean cheaper tiling. In a compact or irregular bathroom, they can create more cuts, wastage and preparation.

Custom cabinetry and shower glass

Custom work can produce a better result in an awkward room, but measuring, fabrication and installation increase the cost compared with standard products.

Access and protection

Apartments, narrow hallways, stairs, limited parking and occupied homes require additional handling, protection and time.

Late decisions

Changing fixtures, tile layouts or plumbing positions after work begins can create variations, delays and repeated work. The most effective cost control happens before demolition.

How to Compare Bathroom Quotes Properly

Before comparing totals, ask every contractor to confirm:

  • Is demolition and disposal included?

  • Are plumbing and electrical rough-in and fit-off included?

  • Who is responsible for waterproofing?

  • Are wall, floor and substrate repairs included?

  • What tile quantity and supply allowance have been included?

  • Which fixtures, fittings and exact models are included?

  • Are the vanity, benchtop, mirror and shower screen included?

  • Are painting, sealing and final cleaning included?

  • Are GST, insurance and compliance documents included?

  • Who coordinates the trades?

  • What happens if hidden damage is discovered?

  • Which amounts are fixed and which are provisional?

Until those questions are answered, the quote total tells you very little.

How to Control the Cost Without Cutting the Wrong Things

The safest savings usually come from reducing complexity:

  • Keep plumbing close to its existing locations

  • Retain the room’s layout where it already works

  • Choose standard-sized fixtures and cabinetry

  • Finalise selections before signing

  • Use one feature finish instead of making every surface premium

  • Avoid unnecessary niches, curves and custom fabrication

  • Maintain a separate contingency for concealed conditions

  • Make sure every contractor prices the same written scope

Do not cut costs by weakening waterproofing, drainage, ventilation, substrates or licensed trade requirements. Tiles are a finish; they are not the waterproofing system underneath.
